TRAFFIC PATTERNS
River Ridge is situated at the very heart of Dublin Ohio (map) and its network of major traffic arteries. At least nine affluent communities are situated immediately northwest of the project. Major traffic arteries including outer belt I-270, Avery Rd., Dublin Rd., or Riverside Dr. are utilized to access shopping and restaurants along the Dublin-Granville Rd. and Sawmill Rd corridors; generating 50,000 trips daily at the site. Similarly, traffic from the south of downtown utilizes Dublin Rd. or Riverside Dr. to access the major shopping corridors; bringing these shoppers directly past the site.
Further, the site is commonly considered as an extension of the Sawmill corridor; which is home to over 3.5 million s.f. of big-box retail inclusive of Home Depot, Lowe's, Dick's, HH Gregg, Bed Bath and Beyond, Whole Foods, Meijer's, Target, Kohl's and Circuit City to name a few. These large format retailers act as shadow anchors for River Ridge. Traffic counts on Sawmill range from 27,000 to over 50,000 between Dublin- Granville Rd. and I-270.
Approximately 14 hotels are situated in Dublin within 2.5 miles of the site.

MARKET QUALITY & GROWTH
Within 5 miles of The Shoppes at River Ridge are nine high-end residential communities, including five private country clubs, with home values ranging from $200,000 to $2,500,000. Most notably, Jack Nicklaus' Muirfield Village Golf Club hosts the PGA "Memorial" tour event. The combination of upscale living, a demonstrated commitment to an extensive network of parks, bike trails and green space in a beautiful community setting along the Scioto River has resulted in Dublin being regarded as one of the "hottest places to live" (Money Magazine). The dynamic growth of the last several years continues with a steady stream of new high-end residential projects; most notably Tartan West, a project of approximately 450 upscale homes centered around the Corazon health spa and fitness club situated northwest of town.
